Massachusetts Broker Fee Law
Since August 2025, the Landlord Who Hires the Broker Pays the Fee
Massachusetts now requires that whoever hires a rental broker pays that broker. When you engage Zenith, we represent you, and the fee is part of your leasing cost rather than the tenant's. That changes how you should think about pricing, vacancy and turnover, and it is the first thing we'll talk through with you.
What Our Landlords Say
5.0 on Google · excerpts from public reviews
“We entrusted Christian with our two multi-family buildings in Watertown, consisting of 115 units, and the results have been nothing short of spectacular. … He collaborated with us to create a comprehensive rental and retention strategy for both properties, ensuring we consistently achieved high occupancy rates while efficiently managing tenant turnover. Despite turning over half of our units, we have always maintained a remarkable 95% occupancy rate under Christian's guidance.”

Frequently Asked Questions
Who pays the broker fee when a landlord hires Zenith?
Under the Massachusetts broker fee law that took effect in August 2025, the party who hires the rental broker pays the fee. When you engage Zenith to lease your unit, we work for you and the fee is yours, not the tenant's. Budget for it the way you budget for turnover, and price the unit with it in mind.
Which areas does Zenith lease apartments in?
Boston and Greater Boston: Watertown, Cambridge, Somerville, Belmont, Arlington, Newton, Waltham, Brookline and Boston neighborhoods including Roxbury, South Boston, the South End, Back Bay and Fenway-Kenmore. We lease everything from single units in a two-family to whole multi-family buildings.
How do you set the rent for my unit?
From real local market data and what similar apartments have actually rented for, adjusted for what makes your unit different. We walk you through the number and our reasoning before anything is listed.
Where will my apartment be advertised?
Wherever the right renters and brokers are looking. We put your unit in front of as many qualified people as possible and make sure every inquiry gets a quick, personal response.
